Why is it trying to run the unionfs in ~/ i.e /userdata/system before it mounts the env variable to ~/pro/steam? |

HOME_DIR is only for apps running inside the container, not for the container itself. Unionfs is running outside of the container and creates mount points in your real HOME directory (which is supposed to be writable), which are then passed to the container.
